How we work
One brief, one site supervisor, one handover.
We are not running a volume display programme. A small number of builds sit on site at once across new custom homes, knock down rebuild and multi units. Each project keeps a single site supervisor from slab through to keys, and every Lotus home carries a seven-year structural warranty.
Most of our recent work sits in Melbourne’s west growth corridors around Truganina, Tarneit, Wyndham Vale, Point Cook, Werribee and Hoppers Crossing. Come with a block, a brief, and an honest budget. We will say plainly whether the site can take the home you want.
New custom homes

We start with a blank brief and your allotment. A site walk, how you actually live, and an honest first number come first. Then one set of drawings for this block, plans presented in person, selections with a consultant, and a contract you can read.

Replace an existing house with a new family home on the same title. We assess the site before anyone commits, then run demolition coordination, both permits, and the new build as one clear sequence rather than a catalogue floorplan.

Two or more dwellings, each still a proper home.
Multi-unit projects on one site, planned so each home still feels like a house. We design for yield without stacking identical flats: separate entries, private outdoor space, and a finish standard that matches our single homes. Planning permit and building permit are part of the process, not an afterthought.
